Once you have agreed to let a property and referencing is completed, your letting agent or landlords will prepare a tenancy agreement for both the landlord and tenant to sign.
It is important that you take time to read your written tenancy agreement to understand your rights and responsibilities. If you have any questions or concerns about the agreement, ask the lettings agent or landlord to answer these.
Before moving in day, an inventory report should have been prepared for you to review on the day you move in. This is a detailed document that will also include pictures so that you and your landlords both agree on the condition the property is being handed over in. It is important to take time to review this document and if you have any concerns or feel there are discrepancies, raise these immediately with your letting agent or landlord. This will make things much simpler if there is a dispute about the deposit at the end of the tenancy.
Your landlord or lettings agent must provide you with a copy of the following documentation:-
*A copy of the guide 'How to rent'. (This guide is only applicable to tenants in England.)
*Confirmation of the government scheme where the deposit is held and also supply a certificate of registration within 30 days of moving in.
*A gas safety certificate (If there is gas provided to the property and this is valid for one year)
*A valid EPC (Energy Performance Certificate) showing the energy efficiency of the property
* Copy of EICR report (Electrical installation certificate report). These are valid for 5 years
It is also good practice to agree with your letting agent or landlord all the meter readings to avoid any queries with bill in the future.
